In Brief: Fannie Offers One-Stop Plan for Apartments

WASHINGTON - Fannie Mae is offering a new kind of construction lending through its designated underwriters and servicers.

The product line provides apartment developers with a one-stop process for financing new construction or substantial rehabilitation of affordable apartments for low-income renters.

The product is part of a Fannie Mae effort to support construction that will increase the nationwide availability of affordable multifamily housing for targeted groups. The line provides construction and permanent financing.

Each participating lender will work closely with a construction lender partner, providing financing through a coordinated application, commitment, and loan closing process. Such loans have already financed nine pilot affordable apartment properties.

The housing finance agency said the use of risk sharing with HUD offers pricing advantages to participating borrowers and lenders, with minimal additional processing requirements.
