DiTech Funding Corp. says it has become one of the first mortgage lenders to bundle all fees and points into a single fee guaranteed not to change at closing.

Typically, when a lender takes a mortgage application, it estimates fees for appraisal, credit check, underwriting, processing, and other services. But the fees the borrower ends up paying are often higher. "Our goal is to take the surprise out," said J. Paul Reddam, DiTech's chief executive officer.
